A Step-by-Step First Time Buyer's Guide

Buying a home is one of the most exciting milestones of your life. To prepare yourself for this moment, you need to know what to expect during the process. This step-by-step first-time buyer’s guide created by the KK Realty Group will help reduce the stress of buying a home and help you enjoy the journey as much as possible. You will have many questions and our team is available to assist you.

PHASE 1: RESEARCH

Do you already know where you want to buy?  Are you looking for a  condominium (highrise or lowrise), a freehold detached home, semi-detached home or townhome?  When do you intend to move?   What features would you prefer and what features do you dislike?  What is currently available on the market?  If you are unsure of the above, then it is time to engage a real estate agent to assist you.  

In addition to educating you, the KK Realty Group will advise regarding housing trends in specific neighbourhoods. We will short list homes, both on MLS and “off market” homes, that might interest you and when the time comes, we will assist you in making an informed offer .

PHASE 2: DECIDE ON YOUR BUDGET

We strongly recommend that you decide on your budget so that you feel comfortable offering on a home. You need to determine the total monthly payment you feel comfortable with before talking to a mortgage lender. This likely includes doing a full household budget and taking into consideration what changes, other than a mortgage payment, might occur once you move into a new home. If you have previously been a renter, you may overlook other expenses, such as realty taxes, land transfer taxes, annual maintenance, repairs, and utilities such as heat, hydro, water and gas.

PHASE 3: GET PREQUALIFIED

Just because you may think you can afford a certain payment every month does not mean the mortgage company will agree. Just as they may approve you for too large of an amount, they may also approve you for a lesser amount or even deny you a mortgage. Lack of time at a job, insufficient credit, past bankruptcies, or other financial issues can cause major problems when trying to secure a mortgage. Before you set your heart on a home, talk to a mortgage professional.  We can recommend several mortgage brokers to assist you.  This will also be an advantage when you make an offer on a home, as some sellers will not entertain offers from those who are not already prequalified for a loan.

PHASE 4: CHOOSE A REAL ESTATE AGENT

Can you shop for, look at, and ultimately make an offer on a home without a real estate agent?  Technically yes, but why would you when the KK Realty Group is able to take much of the stress off your shoulders? Not only will we help to identify properties that match your criteria, arrange showings, and ultimately handle the offer process, but also we will educate you and provide you with knowledge of the market.   We may be able to steer you away from certain homes or neighbourhoods, provide you will our “off market” homes, suggest hidden gems, or give you pointers that will assist you to find your dream home at the right price.

PHASE 5: FIND THE RIGHT HOME

This should be the most enjoyable step of the entire process (other than moving in). We will arrange showings of homes that interest you and that are within your price range. We will take note of what you like and do not like, and we will make sure to pay attention to details. We will turn light switches on and off, open and close doors, and run the faucets in various rooms. Do not limit your inspection to the home itself. Make sure to take time to explore the neighbourhood and keep an eye on traffic at certain times of the day, the proximity to schools, grocery stores and be aware of the parking situation.

PHASE 6: MAKE AN OFFER

Once you have selected the perfect home, work with us to prepare a fair offer based on the value of comparable homes.  Depending on what the home is listed at or even an “off market” home, the KK Realty Group will inform you as to whether the current environment is a buyer’s or seller’s market, whether your offer may be below, at, or even above the asking price. We will be actively involved in the negotiations and if a counteroffer is received, we will assist you in attempting to reach an agreement.

PHASE 7: HAVE THE HOME INSPECTED

Depending on the state of the market, you may decide to make your offer conditional on financing, selling your existing home, or having the home inspected to ensure that there is no major structural damage or outstanding repairs.  We can assist you in arranging a home inspection and depending on the outcome of the inspection, perhaps you may be able to withdraw your offer or even renegotiate the purchase price.

PHASE 8: SELECT YOUR LOAN

Now is the time to go back to your mortgage lender that pre-approved you and choose the appropriate mortgage.  You will be presented with various options, including fixed-rate or variable rate mortgage loans.  Based on your unique financial situation, work with your mortgage lender to select the option that suits you best.

PHASE 9: HOME APPRAISALS

Your lender will have your new home appraised so they have an independent value. The appraisal may also ensure that you are paying a fair price for the home, given the state of the market.

PHASE 10: FINALIZING THE PAPERWORK

No one looks forward to all the paperwork involved in buying a home, but it is a necessary part of the process. Fortunately, everything will be arranged by you lawyer, lender or the title company.  When you are finished, you will be the legal owner of your new home.

PHASE 11: PREPARING TO MOVE

It is a good idea to be organized well in advance of the closing date to reduce the stress of the move.  Typically, you will have anywhere from 30 to 90 days to get ready for your move.  

Whether you are using professional movers or getting a bunch of your friends together, plan and organize it early.  If you are organized, you will have more time, once moving day arrives, to deal with unexpected items.  

Starting early also helps you from getting overwhelmed.  It is important to call the local utilities to get service such as phone, cable TV, internet, heat, gas, electricity, water, etc. connected or changed to your name. Start to give out your new address to your bank, doctors, schools, subscriptions and your friends.
