Make sure to take time to explore the neighbourhood and keep an eye on traffic at certain times of the day, the proximity to schools, grocery stores and be aware of the parking situation.
Once you have selected the perfect home, work with us to prepare a fair offer based on the value of comparable homes. Depending on what the home is listed at or even an “off market” home, the KK Realty Group will inform you as to whether the current environment is a buyer’s or seller’s market, whether your offer may be below, at, or even above the asking price. We will be actively involved in the negotiations and if a counteroffer is received, we will assist you in attempting to reach an agreement.
Depending on the state of the market, you may decide to make your offer conditional on financing, selling your existing home, or having the home inspected to ensure that there is no major structural damage or outstanding repairs. We can assist you in arranging a home inspection and depending on the outcome of the inspection, perhaps you may be able to withdraw your offer or even renegotiate the purchase price.
Now is the time to go back to your mortgage lender that pre-approved you and choose the appropriate mortgage. You will be presented with various options, including fixed-rate or variable rate mortgage loans. Based on your unique financial situation, work with your mortgage lender to select the option that suits you best.
Your lender will have your new home appraised so they have an independent value. The appraisal may also ensure that you are paying a fair price for the home, given the state of the market.
